The award-winning Kings Place was conceived as a way of bringing business and the arts together to play a pivotal role in the dramatic regeneration of the Kings Cross area of London.

Located just 150 metres away from King’s Cross/St Pancras railway stations, the site overlooks Battlebridge Basin on the Regent’s Canal, opposite the London Canal Museum. The idea was to create a major new arts centre, without requiring capital investment from the public purse. The centre would offer a vibrant and inspiring hub for the local community, with state of the art facilities for music, theatre and the visual arts, and a mission to build links with local schools.

The scheme would be financed through the provision of 26,000 sq metres of exceptional Grade A commercial space over seven floors. These office facilities would be flexible and adaptable enough to attract a wide range of potential occupiers. 

Practice

NG Bailey found innovative solutions to the challenges presented. Not least among these was the unique design of the main concert hall. This was created as a building within a building, mounted on giant rubber bearings to reduce vibration and overcome the problem of being located so close to major rail and underground networks. To preserve this acoustic isolation, we designed specialist flexible pipework and ducts to connect services into the hall.

The building’s basement service areas were especially congested. By using 3D modeling we ensured optimum use of minimum space, and ensured effective coordination of the services to great effect. The result is a Grade A building, fully let within months of opening, which has won awards for its vision, environmental and acoustic integrity.
