The brief
We were required to deliver mechanical, electrical and public health services maintenance at Crowngate Shopping Centre in Worcester. The contract required a resident requirement and is subject to regular meetings with FHP Engineering and also the site management team. As part of the contract agreement we were required to utilize the resident resource to cover evenings and weekend work whilst also delivering management support during staff absences. In addition to self-delivering services we have also been required to manage subcontractors and deliver energy savings.
The solution
A key challenge provided by the contract was to engender a team spirit on the contract given the requirement to TUPE existing staff members over to Bailey Maintenance whilst also recruiting new engineers. In addition to meeting the challenge of ensuring new and existing employees adopted new methods of working we were also required to shift the emphasis from providing a reactive maintenance service to a proactive preventative planned maintenance service. This aspiration could only be achieved through strong and close contract management which would enthuse and motivate the resident staff.
The result
With over a third of the contract term completed (12 months) we have been successful in establishing a strong, settled resident team which is responsible for providing preventative planned maintenance (based on FHP Engineering's specification) and site management support. This has been achieved through strong management support and a minimum of monthly meetings with the site Operations team. In addition to providing a high standard of preventative planned maintenance we have also provided costs savings in energy usage. This has been achieved through the installation of an intelligent lighting system, which has delivered monthly savings of 12% and 23% in the two months since being installed.
