Two Buildings - 35,000sq ft
The brief
Caspian Point consists of two five storey buildings situated on a 'Brown Field' site in Cardiff Bay. Both buildings were completed in 2001, with the mechanical and electrical installation carried out by Bailey Maintenance Services' parent company NG Bailey. On completion of the project Bailey Maintenance Services constructed a preventative planned maintenance programme, covering mechanical and electrical maintenance for both buildings. Following the successful first year of delivering the service the client invited us to also provide mechanical and electrical maintenance to the Scott Harbour Building situated close to the Caspian Point site.
The solution
In order to provide a service, which reflected the requirements of the client, we developed an innovative approach to Caspian Point and Scott Harbour. A low skilled engineer covered the Scott Harbour site services, whilst mobile engineers serviced Caspian Point. The challenge was to improve service delivery whilst reducing costs at both sites. We achieved this aim by employing a highly skilled operative split between the two sites, supported by mobile engineers. As a result of delivering a tailored service solution we have been able to reduce the number of call outs whilst also improving the standard of maintenance.
